The other day it rained heavily, and there I was carrying things into the left corner of the dining room. It’s traumatizing to have a leaking roof every time it rains. Despite the size of your home, you won’t like the rainy season at all. A slight drop from your roof shows a big roofing problem. Roofing is a significant investment of money and time. It would help if you acted fast using the roof replacement Roswell to save the situation.

In this article, you will get the top 5 causes of roof leaks, why they happen, and how to fix them with ease. It’s better to have a quick repair now than a major remodel in the future.

Cracked Flashing

Flashing are the thin metal pieces installed on roof joints and under roof shingles. They create a concealed or exposed water-resistant barrier. The exposed water-resistant resemble the long-run metal sheets.

The concealed ones have an overtop rubberized coating. Cracked flashing visible in large cracks.

The problem results from the tar used in sealing flashing that corrodes with time. It makes the roof leak. Rain and wind also damage exposed flashing, making them crack. It would help if you watched flashing around vents and chimneys to let in moisture.

Top 5 Causes Of Roof Leaks

House Valley Improperly Sealed.

House valleys are usually sloped, and when not sealed well, rainwater can get in with ease. Spot the problem by checking for wet spots along roof seams.

The condition results from improper sealing or cracks as a result of stepping on them. Ice and excess rain can corrode the valley with time and cause the problem.

It’s not recommendable you repair on your own due to the complexity. Get a professional to have it repaired.

Cracked Vent Booting

Vent booting helps to remove excess moisture from the house. Leaks from vent booting leave black spots with mustiness.

Flashing can break with time, or a roof can decay, leading to this problem’s rise.

Remove the rubber vent using a knife and break the shingles seal using a spry bar. Replace the rubber boot beneath the shingles on the vent top. Safeguard the new boot using roofing nails on one side.

Seal the shingles to the new flashing. Always have spare shingles to replace the damaged ones.

A Buildup Of An Ice Dam

Ice can buildup on the roof edge and inhibit melting for drainage. Ice, together with its weight, can also damage a roof.

Use a roof rake to permanently remove the lower four feet of ice from the roof edge. In case you spot an ice dam formation, use heat to treat the situation.

Improperly Installed Skylights

It’s an easy complication that anyone can spot. The improperly installed skylights will need you to place drip buckets on wet spots. It will be around the skylights’ sides. Some of the wet areas and leaks near the skylight top can be a result of flashing.

The problem results from wrong measurements and fittings of the skylight during installation. It can also result from decayed insulation along skylight edges.

To rectify:

  • Clear the skylight debris and check for window cracks.
  • Seal the cracks using silicon on the window length.
  • Check the around flashing to ensure it’s in good condition.

Conclusion

Have you ever experienced a leak in your roof? How do you handle such a situation? It’s good to ensure your roof gets proper maintenance. You will evade the need for a complete roof replacement in the future due to roof damage, if you give it timely maintenance.
